The 945 acres (1.4 square miles) of the Village fall into for primary land use zones, residential, commercial, industrial and public. There are currently 618 acres in use. Of the undeveloped land in the Village, 119 acres are in the residential districts, 222 acres in the industrial district. Some of this land is not developable, largely because it is wetlands. The current zoning ordinance provides for its development as a medium-density with large tracks of land designated for industrial and utilities use.
Residential
Approximately 156 (see Q above) acres is zoned residential with nearly 70% as single-family dwellings, 21% in two-family structures and the remainder in multi-family housing. More than half the houses in the Village are more than 45 years old. There are five residential area zoning districts, each defining the size of residential lots, R-7.5, R-10, R-15, R-20 and R-40. The "R" designates that the zoning is for residential and the number represents the lot size in 1,000 square feet (e.g. R-10 implies 10,000 square feet residential lots).
Commercial:
Sixty-five acres are in use for business, light industrial (most of which is along the railroad), and heavy industrial (primarily Indian Point). There are two commercial area zoning districts, each defining the type of commercial lots, C-1 and C-2. The "C" designates that the zoning is for commercial and the number represents the lot size in 1,000 square feet (eg. C-1 implies 1,000 square feet commercial lots).
Industrial:
Sixty-five acres are in use for business, light industrial (most of which is along the railroad), and heavy industrial (primarily Indian Point). There are two industrial area zoning districts, each defining the type of industrial lots, M-1 and M-2. The "M" designates that the zoning is for industrial purpose ("Manufacturing") and the number represents the lot size in 1,000 square feet (eg. M-1 implies 1,000 square feet industrial lots).
Public:
In 1985, 324 acres of the Village land were devoted to public and semi-public use such as parks, recreation area, cemetery, public schools, public parking, municipal and religious sites, utility, railroad and water bodies. Seventy-three acres are designated to streets and highways.
